# Ask Alec: Why Waiting Until Your Carpet Looks Dirty Is a Costly Mistake
For more than 56 years, I’ve seen homeowners and business owners make the same mistake.
They wait until their carpet looks dirty before having it professionally cleaned.
Unfortunately, by the time carpet looks dirty, some of the damage has already been done.
Let me share a real-life example.
## A Smart Restaurant Owner
About 35 years ago, a brand-new Chinese restaurant opened in Abington, Massachusetts.
Before they even opened their doors, the owner, Dan, called me and asked me to stop by and look at the new carpeting.
He told me he had invested a considerable amount of money in the carpet and expected the restaurant to become very busy. He also planned to have a live band every Friday and Saturday night, which meant even more foot traffic.
Then he asked me a question I’ve never forgotten.
**”I’d like to get at least seven years out of this carpet. What do you recommend?”**
I remember smiling because he wasn’t asking how much carpet cleaning would cost.
He was asking how to protect his investment.
## My Recommendation
The restaurant was divided into two main areas.
One side featured booths and tables for dining.
The other side had a large bar with additional dining tables.
Instead of recommending that the entire restaurant be cleaned every month, I suggested a preventive maintenance program.
Every month we cleaned only the areas that received the heaviest traffic:
– The entrance.
– The lobby.
– The main walkways through the dining room.
– The carpet beneath the bar stools and several feet beyond them, where customers constantly walked and stood.
Then, every three months, we performed a complete cleaning of the entire restaurant.
We moved tables, cleaned all exposed carpet around the booths, thoroughly cleaned the dining room, lobby, entrance, and the entire bar area.
The goal wasn’t simply to make the carpet look clean.
The goal was to remove the abrasive soil before it could permanently damage the carpet fibers.
## The Results
The restaurant became even more successful than Dan expected.
Many evenings every table was occupied.
Weekend nights were especially busy, with customers filling both the dining room and bar until closing.
Thousands upon thousands of people walked across that carpet year after year.
About twenty years later, I retired from commercial carpet cleaning.
When we completed our last cleaning there…
**The original carpet was still in service.**
Even after two decades of heavy commercial use, it continued to look remarkably good.
Not because it was lucky.
Not because it was a magical carpet.
Because it had been properly maintained from the very beginning.
## The Lesson
One of the biggest mistakes people make is waiting until carpet looks dirty before having it professionally cleaned.
By then, much of the abrasive soil has already been grinding against the carpet fibers every day.
Think of it this way.
If you never changed the oil in your car until the engine started making noise, the damage would already be happening.
Carpet is no different.
Regular vacuuming removes much of the loose soil.
Professional hot water extraction removes the deeply embedded soil that vacuuming leaves behind.
Together, they help protect one of the biggest investments in your home or business.
Dan originally hoped his carpet would last seven years.
More than twenty years later, it was still doing exactly what it had been installed to do.
That’s the power of preventive maintenance.
